VILLAGE OF BABYLON

PURSUANT to the provisions of Article VII of the Building Zone Ordinance of the Village of Babylon, NOTICE IS HEREBY GIVEN that the Board of Appeals of the Village of Babylon will hold a public hearing at 7:30 P.M. on Wednesday, September 22, 2021, in the Municipal Building, at 153 West Main Street, Babylon, New York to consider the following applications:

  1. Application of Golden Five Realty Corp., Patrick Scarangella, P.O. Box 340, Babylon, NY, for permission to maintain apartment units in a professional building located at 43-59 John Street, Babylon, NY.   Property located in Retail Business District.  Suffolk County Real Property Tax Map District 0102, Section 7, Block 2, Lot 83.1.  Application made in accordance with Sections 365-20 and 365-35.
  2. Application of Peter Lombardi, Elevation Fitness, 41 John Street, Babylon, NY, agent of owner Dalbir Singh, 1 Vista Lane, Glen Head, NY 11545 for permission to operate a fitness center with physical therapy at the premises located at 41 John Street, Babylon, NY.  Property located in Retail Business District, Suffolk County Real Property Tax Map District 0102, Section 7, Block 2, Lot 82.3.  Application made in accordance with Sections 365-20 and 365-35. 
  3. Application of Neal R. Seepersad, One Jericho Plaza, 3rd Floor, Jericho, NY 11753, agent of owner, Sterling National Bank, 180 West Main Street, Babylon, NY, for permission to maintain a parking lot at the premises located at 180 West Main Street, Babylon, NY.  Property located in Residence A-11 and Residence O Districts. Suffolk County Real Property Tax Map District 0102, Section 13, Block 2, Lot   24.4.  Application made in accordance with Sections 365-13, 365-17 and 365-35.
  4. Application of Philip Terribile, 4282 Oak Beach, Oak Beach, NY 11702, for permission to maintain a storage yard at the premises located at 141-145 John Street, Babylon, NY, requiring a use variance to have a storage yard in an industrial zone.  The storage yard will have a temporary office trailer, eight storage structures, and nine additional structures.   Property located in Industrial District.  Suffolk County Real Property Tax Map District 0102, Section 7, Block 2, Lots 86 and 87.  Application made in accordance with Sections 365-21, 365-63 and 365-35.
  5. Application of Brian Mazeika, 81 Pilcher Street, Babylon NY 11702, to maintain a deck for a pool at the premises located at 81 Pilcher Street, Babylon, requiring a variance to reduce the side yard setback from 6 feet as required to 1.1 feet as proposed.  Property located in Residence A-9 District.  Suffolk County Real Property Tax Map District 0102, Section 1, Block 2, Lot 22.  Application made in accordance with Sections 365-14 and 365-35.
  6. Application of Jaclyn Caputo, 129 Lucinda Drive, Babylon, NY 11702, to maintain an existing pool at the premises located at 129 Lucinda Drive, Babylon, requiring a variance to reduce the side yard setback from 15 feet as required to 7.5 feet as proposed.  Property located in Residence A-11 District.  Suffolk County Real Property Tax Map District 0102, Section 21, Block 1, Lot 18.  Application made in accordance with Sections 365-13 and 365-35.
  7. Application of Mary Muesch, 50 Tappan Avenue, Babylon, NY 11702, to construct a one-story addition in the front and back of the premises located at 50 Tappan Avenue, Babylon, requiring variances to reduce the front yard setback from 30 feet as required to 23.6 feet as proposed; to reduce the total side yard setback from 20 feet as required to 18.5 feet as proposed; and to increase the total lot coverage from 25% required to 31.4% proposed.  Property located in Residence A-9 District.  Suffolk County Real Property Tax Map District 0102, Section 8, Block 1, Lot 95.  Application made in accordance with Sections 365-14 and 365-35.
  8. Application of Application of Eric Rodriguez, 35 Stowe Avenue, Babylon, NY, for permission to maintain two driveways when only one driveway is permitted unless it is a circular driveway with parking areas not permitted between the street and the building line unless it is a circular driveway, at the premises located at 35 Stowe Avenue, Babylon. Property located in Residence A-7 District.  Suffolk County Real Property Tax Map District 0102, Section 8, Block 2, Lot 60.  Application made in accordance with Sections 365-15, 365-64 and 365-35.
