PURSUANT to the provisions of Article VII of the Building Zone Ordinance of the Village of Babylon, NOTICE IS HEREBY GIVEN that the Board of Appeals of the Village of Babylon will hold a public hearing at 7:30 P.M. on Wednesday, May 18, 2022, in the Municipal Building, at 153 West Main Street, Babylon, New York to consider the following applications:

1.  Application of John Gardini, Anthony Associates Inc., 7 Skipper Drive, West Islip, NY 11795, for permission to maintain a commercial parking lot at the rear of the premises located at 134 North Carll Avenue and Locust Avenue, Babylon, NY. Property located in Retail Business District, Suffolk County Real Property Tax Map District 0102, Section 9, Block 1, Lot 29.1. Application made in accordance with Sections 365-20 and 365-35.

4.  Application of Deborah Yelvington, Dynamic Design & Permits, Inc., 20 Waterford Drive, Wheatley Heights, NY 11798, agent for owner Jean Smith, 36 Lucinda Drive, Babylon, NY, for permission to install a generator on the side yard and to legalize an existing wood frame shed, at the premises located at 36 Lucinda Drive, Babylon, NY, requiring variances to reduce the minimum side yard setback from 15 feet required to 8 feet as proposed for the generator and from 15 feet required to 3 feet as proposed for the shed. 5.  Application of Michael Marzocca, 67 John Street Realty LLC, 218 Peconic Street, Ronkonkoma, NY 11779, for permission to erect a 20’x20’x10.5’ steel garage with an 8’x10’ overhead garage door with a 3’ entry door at the northeast corner of the existing parking lot at the premises located at 67 John Street, Babylon, NY, requiring variances to reduce the front yard setback from 50 feet as required to 7 feet as proposed; to reduce the total side yard setback from 25 feet as required to 18 feet as proposed; minimum side yard setback from 15 feet as required to 0 feet as proposed; and to reduce the rear yard setback from 25 feet as required to 0 feet as proposed. 7.  Application of Ana O’Shea, 11 Nehring Avenue, Babylon, NY for permission to maintain a driveway modification which included the removal of the existing driveway and replacing it with a wider asphalt driveway/parking area that measures 820 square feet in size and extends into the area in front of the house where parking areas between the street and the building line are prohibited, at the premises located at 11 Nehring Avenue, Babylon, NY, requiring variances to increase the total area covered by paved surfaces in the front yard of the parcel from 50% permitted to 51.8% proposed and to extend the driveway maximum width from 20 feet permitted to 36.6 feet to maintain the exiting modified driveway. Property located in Residence A-9 District. Suffolk County Real Property Tax Map District 0102, Section 12, Block 1, Lot 51. 8.  Application of Douglas Keller, 17 Livingston Avenue, Babylon, NY for permission to add an extension to the attached garage and expand the existing concrete driveway, as well as, to install a new detached garage and driveway at the premises located at 17 Livingston Avenue, Babylon, NY; requiring variances to increase the maximum width of the driveway from 20 feet to 25 feet proposed; to install a second curb-cut and driveway, when only one driveway is permitted unless it is a circular driveway; and to increase the height requirement of the new garage from 15 feet allowed to 18 feet proposed. Property located in Residence A-7 District. Suffolk County Real Property Tax Map District 0102, Section 9, Block 1, Lot 39.
